Winona Court
...is the answer for seniors with limited income who value independent living. Tenants of this shared-living facility enjoy a home-like atmosphere, including private room from $525 per month, plus ($250 deposit), for 1st floor rooms.  Second floor rooms rent for $395 (plus $250 deposit).

Winona Court is an early 1900s house which was built by a physician.  In the old days, half of the first floor housed his reception, office and exam rooms; the remainder of the building served as his family residence.  Winona Court is located at 4635 West 38th Avenue, just north of the old Elitch Gardens site.

Shared Living: A Dignified and Practical Solution

Independent living at affordable cost is possible when seniors share certain facilities and responsibilities - a concept that also makes Winona court truly "their" place. While each resident enjoys a private room, they share living/dining spaces and kitchen privileges, as well as basic housekeeping duties such as cleaning up after meals. Each tenant also maintains his/her own room, but a service takes care of general cleaning in common areas.

Charming Setting

Winona Court is a beautifully refurbished north Denver residence rich in turn-of-the-century charm. The house is fully furnished except for residents' private rooms. Monthly rent includes:

Free washers and dryers

Convenient Transportation

Neighborhood shops are within walking distance, and front-door RTD buses provide metro-wide transportation seven days a week.

Resident Qualifications

Winona Court residency is limited to seniors 62 years of age and older, or  SSI recipients, or disabled. A doctor's affidavit certifying that an applicant is in reasonably good health is also required.

Winona Court is owned and operated by the Association for Senior Citizens, a non-profit organization dedicated to the welfare of Metro Denver's senior citizens. This senior housing project was funded through grants from the Colorado Division of Housing, CHAFA, the City and County of Denver and the Gates and Dreyfus foundations.

In the spirit of "service to the community" in honor of the late Martin Luther King Jr., Rebuilding Together, The Mile High Youth Corps and The Center for Hearing, Inc. volunteered 22 members on the January 19, 2004 holiday to paint the interior of Winona Court and the Carriage House. A diverse and dedicated coalition rolled up their sleeves to make the day truly special for the residents at Winona Court: Rebuilding Together director Laurie McCaw and program director Kerry McGuire; Mile High Youth Corps program director Patrick Wickline and crew leader Ruth Ann Kallenbert; and Linda Ellis of AgBell/CNI Center for Hearing joined forces to brighten the seniors' home.
